According to a report by the Thailand Real Estate Information Center (REIC), in the first half of 2025, there were a total of 7167 transfers of ownership of foreign apartments, with a total value of 28.71 billion Thai baht, of which over 80% were concentrated in Bangkok and Chumphon. China still ranks first among foreign buyers, but the purchasing trend is showing a downward trend. In the second quarter of 2025, there were 899 transfers of ownership of apartments by Chinese buyers, with a transfer amount of 6.117 billion Thai baht (half year data), which has been declining for two consecutive quarters. The transfer amount in the second quarter decreased by 28.8%, indirectly reflecting the impact of China's economic situation on investment behavior in Thailand.


At the same time, the transfer of ownership of apartments by Myanmar residents in Thailand has surged, far exceeding expectations. In the second quarter of 2025, a total of 533 transactions were transferred, with an increase of 119.3% and a value of 1.347 billion Thai baht, an increase of 30.9%. The earthquake has become an important driving factor for Myanmar residents seeking alternative housing in Thailand, and the disaster has triggered cross-border asset transfers, with Chiang Mai, Chumphon and Bangkok becoming popular destinations.


In the first half of 2025, the country and region of origin of households purchasing Thai apartments ranked 899 in Chinese Mainland, ranking first; Myanmar has 533 cases, ranking second; Russia has 272 cases, ranking third; 181 cases in Taiwan, China; 170 cases in France; 124 cases in the United States; 108 cases in the UK.
